HVAC Control Systems
Heating, ventilation and air conditioning are only as good as the brain that runs them. A control system is the hinge of the whole plant room: it opens the right damper at the right moment, trims the boiler water flow to match the load, and gives the night set back a precise time to begin. When that brain is miscalibrated the building pays twice, once in wasted fuel and once in discomfort that drives complaint.
We design and upgrade control strategies for small plant rooms and whole campuses, choosing between direct digital controllers, networked building management centres and simple room thermostats according to what the client actually needs rather than what a catalogue suggests. Valve actuators, splitters, mixed air sensors and frost thermostats are selected and mapped so that every controllable element answers to a clear command.
Commissioning is where our bench habits pay hardest. We do not hand over a control loop until we have watched it hunt, settle, and hold its set point through a full occupancy cycle. Trend logs, schedules and operating instructions are left in the plant room so the caretaker can see exactly what the system is doing at half past three on a Friday.
Lighting and Power Design
Lighting is more than a way to remove darkness. A well planned installation shapes how a warehouse operators eyes move, how a shop front presents its goods, and how much of the weekly electricity bill is spent before the janitor arrives. Power design, its quieter cousin, is what stops overloaded sockets, warm switchboards and the sudden dead circuit that forces a whole trade to down tools.
We design lighting layouts to give the right lux across the task plane without glaring at people walking between racks. Luminaire selection balances colour temperature, control gear and lamp life against the hours the space is really occupied. Emergency lighting, exit routes and test schedules are layered in from the start rather than bolted on at handover.
On the power side we size cables against volt drop and fault current, select protective devices to discriminate, and draw switchboards that make a competent person proud to open them. Earthing and bonding positions are marked on the drawings so that the spark is never guessing where the protective conductor should land. When the design leaves our bench it does not just pass inspection, it anticipates the maintenance that inspection will one day demand.
An Additional Safety Note
Emergency and security lighting circuits are kept separate from general power so that a single fault cannot plunge a fire escape into darkness, and essential services retain a source independent of the everyday distribution board.
Maintenance Planning Tools
A building is a machine made of many sub assemblies, and like a hand plane it only performs when its sole is flat, its iron is sharp and its mechanism is free. Maintenance planning is the discipline that keeps every lever oiled and every bearing scheduled, long before a small looseness has grown into a seized drum or a failed seal.
We build maintenance registers that map every item of plant to its ideal frequency of attention, whether that is a monthly filter change, a seasonal boiler service, or a five yearly pressure test. Task cards tell the technician exactly what to inspect, what tolerance is acceptable, and what record to leave behind. Spares directories sit alongside so that the right bearing, gasket or belt is on the shelf when the hatch is opened.

Compliance Audits
Regulation is not paperwork for its own sake; it is the set square that honest work is measured against. Every kilowatt-hour a building wastes is a shaving that has already been paid for, lying on the workshop floor where no one will ever reclaim it. Energy performance work measures where those shavings fall and then teaches the building to keep them. We combine the insight of the assessment with the hands of the engineer, because a model that never touches the plant is only a sketch.
We install and interrogate sub metering so that each floor, each load, and each hour of the week tells its own story. Heat loss surveys, thermographic walkdowns and operation analysis reveal where insulation has shrunk, where timers run against the grain of the timetable, and where free cooling is being thrown away. Control settings are then tuned so that boilers stage down, fans purge only when the air is worth purging, and lighting dims when nobody is watching.
The promise we make is measurable. Targets are set in advance, energy intensity is recorded before and after, and the client receives a report that names the savings in pounds of fuel not burned, not in vague percentages.
